What is Best Way?

Best Way  is a housing cooperative, non-profit organization that allows its shareholders to purchase residential and commercial real estate worth up to 10 million rubles_cc781905-5cde-3194-bbd5-1364-bbd5-m on the secondary markets in any region of the Russian Federation and in many other countries on affordable terms (at 1-6% per annum).

Both individuals and legal entities can become members of Best Way. Through the Best Way cooperative, you can purchase real estate in  Russia, Kyrgyzstan, Belarus, Kazakhstan_cc781905-5cde-3194-bb3b -136bad5cf58d_and some countries in Europe.

What is a "cooperative"?

Cooperation  is a voluntary association of people to solve a specific problem. The modern cooperative movement began in the 18th century. England became the birthplace of consumer cooperatives, France for production cooperatives, and Germany for rural and household cooperatives.

How it works?

Several persons, becoming shareholders of the cooperative, make initial contributions to the common account to purchase the desired real estate

Since the shareholders have contributed funds for the objects only partially, they will not be enough to purchase the objects all at once. So, a queue for the purchase is formed. The more new shareholders, the more people contribute funds, and accordingly, the queue moves faster. Due to the fact that Best Way is a federal cooperative, the waiting list is only 6-10 months.

First, the object is bought by the first shareholder. He pays the amount borrowed from other shareholders according to the payment schedule. Other shareholders, while standing in line, also make contributions for their future objects. Thus, an amount sufficient to purchase an object for the next  shareholder in turn is accumulated. Etc.

Best Way is a housing co-op, not a building co-op: it doesn't build anything. That is, shareholders  on one's ownpick up real estate anywhere in Russia and some CIS countries, regardless of whether the object is ready or unfinished.

Why such a low interest rate?

 

Because the key rate does not matter, which plays a key role in setting interest rates on bank loans. Now the key rate is 10% per annum, so the mortgage, being a banking product,  cannot be lower than 11% in modern Russia. The cooperative does not use bank funds, but the funds of its shareholders.

Stages of real estate purchase through Best Way LCD

1) Entering the LCD Best Way:

  • Filling out an application

  • Payment of the entrance fee of 1020 euros (if the cost of the object is less than 1.5 million rubles) or 2040 euros for individuals. persons (if the value of the object is more than 1.5 million rubles) and 6120 euros for legal entities. persons,

  • Payment of a monthly membership fee of 1000 rubles,

  • Making a share contribution in the amount of 10,000 rubles;

2) Acquisition of the object chosen by the shareholder in the order of priority (several months);

3) Transfer of the object to the shareholder under a lease agreement;

4) Payment according to the installment plan;

5) Transfer of ownership of the object to the shareholder after the payment of the loan.

Benchmarking Mortgages and the Best Way

Of course, the most popular way to purchase real estate is mortgage lending. However, according to statistics, only one in ten can get and master a mortgage loan.

In addition, interest rates on loans in Russia are still quite high and, given the mandatory insurance of purchased property, a mortgage is a very costly and burdensome undertaking. As a result, overpayments on a loan, depending on its terms and conditions, can reach from 80 to 500% of the cost of a mortgage loan. In other words, having purchased an apartment for 3 million rubles on a mortgage, a person, taking into account interest, is forced to pay up to 15 million rubles.

An agreement accumulation and an agreement hiring are concluded, excluding the possibility of the cooperative to conduct any transactions with a real estate object. The contract is registered with the Federal Registration Service of the Russian Federation.
